Bucks HP10 8EF Reduce height by up to 5m and reduce sides up to 2m, to match in accordingly with height, to reduce the weight/swap of the canopy and as 2 large deep holes around 30ft up were discovered whilst undertaking the climbing inspection requested x 1 Beech (671) and reduce height by up to 6m and reduce sides up to 2m, to match in accordingly with height, to reduce some of the ‘weight’ of the tree to reduce the risk of any further limbs splitting out and a large split around half way up the tree was observed – this appears to have been where a large limb has snapped out x 1 Oak (669) We note the TPO in place. Any works to be carried out only with the full approval of the Bucks Council Wycombe Area’s tree consultant.

In this close of 5 mock-Tudor properties, the proposed cladding will be harmful to the character and appearance of the area. If officers are minded to recommend approval of the application, then we ask that the application be brought to the Planning Committee for determination.

• It is an overdevelopment of the site
• Although the site plan shows parking for 4 cars, it is not practicable
• The private amenity space for the new dwelling is not defined but, given the available space to the rear and the triangular shape of the plot, it would make this unsatisfactory.
• The alleyway to the rear garden is too narrow and needs to be wider.
We also note that the staircase on the ground floor plan does not appear to link up to the staircase on the first floor plan.
