Bucks HP10 9AA Householder application for construction of part single, part two storey front extension, single storey rear extension and raised roof replacement with roof lights in association with creation of second floor CWPC strongly objects to this planning application.
Although we acknowledge the change to the previous application (dormer windows have been replaced with skylights), the extension is too big and, with the addition of a 3rd floor, makes it bulky in the street scene and an overdevelopment of the site.
There is also no illustration to show the extension’s impact on the neighbours, particularly in terms of height.
Will the separate dwelling above the garage lead to an HMO or is it to be for commercial reasons? If a business is to be run from this dwelling, we are concerned with the possibility of commercial vehicles being parked in this residential area, particularly as there is a school opposite.
We are also concerned that the new gate posts (which don’t have planning permission) and the removal of part of the hedge are out of character in the street scene. The Arboricultural Report states that they plan to remove 5 small trees, 3 shrubs and 4 hedges. Hedges are a significant part of the street scene in this area and they should be replaced if this application is approved.
If officers are minded to recommend approval of the application, then we ask that the application be brought to the Planning Committee for determination.

Bucks HP10 9AZ Erection of 2 x detached 3 and 4-bed houses at the land rear of 21 Chapman Lane with associated parking and new access CWPC strongly objects to this planning application for the following reasons:
• It’s an overdevelopment of the site
• A number of trees, including a Copper Norway Maple, have been removed without permission
• We are concerned with the visibility splays as there is a utility pole which would impinge on exit
• Seriously impact on privacy of no. 23
• The footprint of both houses are the same and the 3-bed could easily be converted to a 4-bed, in which case there would be insufficient parking spaces
• The bay window of the existing house will overlook the new access road, making the driveway very narrow
• This would appear to be a back garden development which we believe is contrary to current policy under the Local Plan and will set a precedent if allowed to go ahead.
If officers are minded to recommend approval of the application, then we ask that the application be brought to the Planning Committee for determination.
